The Calgary real estate market remained balanced in August 2025, with 1,989 homes sold supported by 3,478 new listings and 6,661 active properties. This resulted in roughly 3.35 months of supply and a sales-to-new listings ratio of 57%, reflecting a stable market. The overall benchmark price was $577,200.

Detached homes in Calgary led with 995 sales and 3,051 listings, holding a 3.07 months supply and priced at $755,600. Semi-detached homes saw 206 sales, an inventory of 328, and a shorter supply of 2.56 months, priced at $687,200. Row homes recorded 339 sales with 1,103 listings, a 3.25 months supply, and a benchmark price of $439,600. Apartments had 449 sales, the largest inventory of 2,179, a 4.41 months supply, and the lowest benchmark price at $326,500.
